Frozen pipe burst: what to do in Allen, TX

Plenty of Allen homeowners figure a hard freeze isn’t really their problem, since most of the city’s housing was built well into the PEX era. That’s a reasonable guess, and it’s wrong often enough to matter.

What PEX actually buys you

PEX tubing flexes a little when the water inside it freezes and expands, where a rigid material has almost nowhere to give. That flexibility is real, and it’s part of why Allen’s newer housing stock generally holds up better than older copper-plumbed suburbs during a freeze event. It’s not the same thing as immunity.

Where a PEX system still fails

A PEX system is built around fittings, connectors, and often a central manifold where several lines branch out to different fixtures. Add in an outdoor hose bib, which has no wall around it at all, or a supply run crossing an attic where insulation sits below the pipe instead of around it, and the pipe material stops being the deciding factor. Attic space and exterior walls don’t get the same steady heat a living room does, so anything running through them tracks closer to the outside temperature than most homeowners assume.

The thaw is what actually floods the house

The thaw doesn’t pause to check whether anyone’s found the main shutoff yet. The moment a frozen section warms enough for the ice plug to let go, whatever pressure built up behind it moves through any crack the freeze opened, and it keeps moving until someone closes a valve. In most Allen houses, that main shutoff sits inside, in a utility closet or against a garage wall, though some older sections of town still route it through an outside box near the foundation. Knowing which one applies to your house is worth five minutes before a freeze warning, not during one.

A slow trickle left running from the fixture farthest from where the line enters the house helps for a plain reason: moving water resists freezing better than water sitting still in a pipe does.

Allen’s freeze story is a regional one

February 2021 made the point regionally. Allen buys its treated water wholesale from the North Texas Municipal Water District, and during Winter Storm Uri NTMWD asked its member cities, Allen among them, to cut back on water use while pipe failures piled up across the region. Some North Texas cities went under boil-water notices that week; Allen wasn’t reported as one of them, but the regional strain on supply was real and it touched every city on that system.
